Resolution 5453 <br />August 14, 2000 <br />Page 2 <br />WHEREAS, the dimensional requirements associated with the proposed Walgreens PUD <br />are consistent with the standards and intent of Chapter 1120 of the Mounds View Zoning Code <br />pertaining to Planned Unit Developments; and, <br /> <br />WHEREAS, the site plans date-stamped August 7, 2000 indicate that the PUD will be <br />constructed in two phases. Generally, the first phase will involve the relocation of the stormwater <br />holding pond and construction of the Walgreens and associated infrastructure while the second <br />phase will involve the construction of the restaurant establishment; and, <br /> <br />WHEREAS, the site plans date-stamped August 7, 2000 indicate provision of 43 parking <br />stalls for the restaurant use and 103 stalls for the Walgreens for a combined 146 parking stalls; <br />and, <br /> <br />WHEREAS, the Director of Public Works and the City Engineer have reviewed the site, <br />grading, utility and drainage plans and finds them to be acceptable and consistent with City <br />standards subject to revisions as noted herein; and, <br /> <br />WHEREAS, the City Forester has reviewed and approved the proposed Landscape Plans; <br />and, <br /> <br />WHEREAS, the Mounds View Fire Marshal has reviewed and approved the site and <br />utility plans and finds them to be consistent with applicable fire codes and fire department <br />standards; and, <br /> <br />WHEREAS, Rice Creek Watershed District is reviewing the proposed grading and <br />drainage plans and will take action after submission of the final revised plans; and, <br /> <br /> WHEREAS, the Mounds View City Council has reviewed the City Code regarding <br />wetland alterations and finds the proposed alteration to be consistent with such requirements; <br />and, <br /> <br />WHEREAS, the Mounds View City Council has received a recommendation of approval <br />from the Mounds View Planning Commission as stated in Planning Commission Resolution No. <br />623-00. <br /> <br />NOW THEREFORE BE IT RESOLVED that the Mounds View City Council <br />approves the development review for the first phase of the Walgreens Planned Unit <br />Development, subject to the following conditions, terms and stipulations: <br /> <br />1. The developer shall revise the site plan (Page AS1), date-stamped August 7, 2000, as <br />follows: <br /> <br />a. The bituminous trailways shall be marked at a 9-foot width rather than a 5-foot <br />width. <br /> <br />b. The trailway within the Highway 10 right of way shall be shown to continue
