Resolution 5453 <br />August 14, 2000 <br />Page 3 <br />southeast to connect to St. Stephen Street. <br /> <br />c. The sidewalk along Edgewood Drive shall be shown to continue south to the <br />intersection on Highway 10 and Edgewood Drive. <br /> <br />d. The access drive to the development from Highway 10 shall be striped to clearly <br />indicate a pedestrian crossing where the trailway crosses the access drive. <br /> <br />e. For safety considerations, the location of the bituminous trailway shall be revised <br />to show a curve or jog within thirty (30) feet of both sides of the developmentās <br />Highway 10 access. <br /> <br />f. Two decorative lights spaced 200 feet apart shall be shown along the bituminous <br />trailway between Edgewood Drive and the Highway 10 access drive. Three such <br />decorative lights, spaced 200 feet apart, shall be shown along the bituminous <br />trailway between the Highway 10 access drive and the St. Stephen Street right of <br />way. <br /> <br />2. The Exterior Signage Details page (Page A5.1) shall be revised to indicate brick or <br />masonry-based monument signage not to exceed 100 square feet. No pylon signage shall <br />be permitted within this PUD. <br /> <br />3. The Sign Area Summary on the Exterior Elevations page (Page A2.1) shall be revised by <br />reducing the total indicated building signage to 200 square feet or less and by eliminating <br />any reference to pylon signage, instead referencing monument signage as specified on <br />revised Page A5.1, Exterior Signage Details. <br /> <br />4. The Lighting Plan shall be revised to indicate parking lot light pole heights of 24 feet or <br />less, elimination of the pole-mounted supplementary flood lights and the locations of the <br />decorative lighting as stipulated in 1f above. In addition, the lighting plan shall include <br />detailed light fixture specifications. <br /> <br />5. The Developer shall obtain Rice Creek Watershed District approval of the revised Site <br />Grading, Drainage and Erosion Control Plan and provide proof of such permit approval to <br />the City. No City permits will be issued without evidence of an approved Rice Creek <br />Watershed District permit. <br /> <br />6. As indicated in the PUD Document and Contract for Private Development, the Developer <br />shall guarantee all landscape plantings to be living for as long as the PUD is in force. The <br />Developer shall replace any plantings deemed dead or dying by the City Forester within <br />thirty days receipt of written notification. <br /> <br />7. Approval of this development review is for Phase 1 of the Planned Unit Development <br />regarding the installation of a relocated stormwater pond and construction of a Walgreens <br />Drugstore. Phase 2 is not included in this development stage review approval. <br />
