There were none. <br />PUBLIC HEARINGS: <br />Mayor Linke opened the public hearing to consider a rezoning request from <br />Conoco, Inc. for 2740 Highway 10 from B-2 to B-3. <br />Paul Harrington, City Planner, reviewed the item in general and then <br />introduced Mr. Alan Brevitz, Corporate Real Estate Representative for <br />Conoco, and Mr. George Winecki, the owner of the property located at 2740 <br />Highway 10. <br />Mr. Brevitz addressed several different issues. The following items were <br />the topic areas. <br />Conoco would be placed on a one acre parcel on the corner of Highway 10 <br />and Silver Lake Road. This property had been zoned B-3 in the pasta <br />Conoco proposed a gasoline station, convenience storage and car wash. <br />After the development is complete, the land would be valued at <br />approximately $27.00 per foot. This development would not depreciate <br />the area. <br />Conoco would be a future investment with a 20 to 25 year longevity. <br />Mr. Brevitz quoted statistics that noted that for every new station <br />built in 1990, 3 closed and, in 1989 for every 2 stations built, 7 <br />closed. <br />Concoco proposed to build an attractive building of brick and mortar <br />and it would be aesthetically pleasing in earthtone colors. The <br />development would be an all cash transaction with no need for TIF money <br />as the money is generated from internal funds. Conoco would be able to <br />meet all Conditional Use Permit responsibilities with no'need for <br />variance requests. This development would spur other businesses to <br />build around them. <br />The tanks installed would be of the vary safest possible. The tanks <br />are built with double wall construction. <br />Mayor Linke asked if there were any questions from the residents, hearing <br />none, Mayor Linke closed the public hearing at 7:40 p.m. Mayor Linke thanked <br />Mr. Brevitz and Mr. Winecki for attending the meeting. <br />Mayor linke introduced Resolution No. 4115 Denying Request for 2740 Highway <br />10, Conoco, Inc. and called for Council discussion. <br />• <br />
