<br />Mounds View EDA <br />Rental Lease <br /> <br />This is lease is dated . It is a legal agreement between the Tenant and the Landlord to rent the apartment described <br />below. The word Landlord as used in the Lease means the Mounds View EDA, and the Landlord’s address is 2401 Highway 10, Mounds <br />View MN 55112. The word Tenant as used in this Lease includes all Household tenants as listed below. <br /> <br /> <br />This Lease is a legal contract that can be enforced in court against the Landlord or the Tenant if either one of them does not comply with this <br />lease. <br />1. Description of House: The House is situated at 7861 Groveland Road in the City of Mounds View, State of Minnesota. <br /> <br />2. Term of Lease: This Lease is for a term of one(1) year beginning on 1 November 2000 , at 12:00 a.m. This Lease is renewable <br />on a month-to-month basis thereafter. <br /> <br />3. Rent: <br />a. Amount: Tenant promises to pay Landlord the amount of $ per month paid in advance. The amount or rent is <br /> subject to Landlord’s right to increase by giving 30 day written notice. <br />b. Payment: The rent payment for each month must be paid on the 1st of each month beginning on 1 November 2000. A <br />twenty-five dollar ($25) late fee will be charged if rent is not paid by the 10th of the month. Landlord does not have to give <br />notice to Tenant to pay the rent. Tenant understands that Landlord will not accept a partial payment of rent. <br />c. Responsibility for Rent: Every tenant listed above is individually responsible for paying the full amount of rent owed to <br />Landlord. <br />d. Service Fee: A twenty-five dollar ($25) service fee will be charged for returned checks. <br /> <br />4. Security Deposit: The tenant has given the Landlord $ (one month’s rent) as a security deposit. If tenant fails to perform any <br />term in this Lease, Landlord may use the security deposit for payment of money that Landlord may spend, or damages that Landlord <br />suffers because of Tenant’s failure. The Landlord may use the security deposit to pay for any damage to the apartment caused by the <br />Tenant or the Tenant’s guests, or to return the apartment to the condition existing when Tenant first moved in. The security deposit <br />may also be use do pay any rent that the Tenant owes to the Landlord at the end of the Lease. <br /> <br />5. Quiet Enjoyment: If Tenant pays the rent and complies with all other terms of this Lease, Tenant may use the House for the term of <br />this lease. <br /> <br />6. Use of House: The House shall be used only as a private residence to live in and for no other purpose. The Tenant may not use the <br />hosue for any unlawful activity. The Tenant may not use the House for the purpose of carrying on any business, profession or trade, <br />in a particular, Tenant promises that the House and the property on which the House is located will not be used by the Tenant or <br />others acting under his or her control to manufacture, sell, give away, barter, deliver, exchange, distribute or possess with intent to <br />manufacture, sell, give away, barter, delivery exchange, or distribute a controlled substance in violation of any local, state, or federal <br />law. The Tenant shall not act in a loud, boisterous, unruly or thoughtless manner or disturb the rights of adjacent neighbors to peace <br />and quiet. Tenant may NOT keep animals or pets of any kind in the House without a written Pet Agreement. Tenant must comply <br />with all Federal Occupancy Guidelines. <br /> <br />7. Right of Entry: Landlord and Landlord’s agents may enter the House at reasonable hours to repair or inspect the House and <br />perform any work that Landlord decides is necessary. In addition, the Landlord may show the House to possible or new Tenants at <br />reasonable hours during the last sixty (60) days of the Lease term. <br /> <br />8. Assignment and Subletting: Tenant may not assign this Lease, lease the House to anyone else (sublet), sell this Lease or permit any <br />other persons to use the House without the prior written consent to the Landlord. If tenant does, Landlord may terminate this Lease <br />as described in Paragraph 17 of this Lease. Any assignment or sublease made without Landlord’s written consent will not be <br />effective. Tenant must get Landlord’s permission each time Tenant wants to assign or sublet. Landlord’s permission is good only <br />for that specific assignment or sublease, and no others. <br /> <br />9. Utilities: Tenant shall pay for all utilities provided to the House, and notify utility providers of move-in date. <br /> <br />10. Maintenance & Repair: <br />a. By Landlord: Landlord promises (1) that the House is fit for use as a residence; (2) to keep the House in reasonable repair <br />during the term of the Lease, except when the damage was caused by the intentional or negligent action of the Tenant or <br />Tenant’s guests; and (3) the maintain the House in compliance with the applicable health and safety laws except where the
