Planning Case MU2017-001 <br />August 2, 2017 <br />Page 4 <br /> <br />The project will include: <br /> <br />15 one-bedroom units <br />30 two-bedroom units <br />15 three-bedroom units <br /> <br />During a previous Planning Commission meeting, there were questions about how <br />many rental units there are in the City, and how many are affordable. There are 5,280 <br />housing units in Mounds View (2016). According to the City’s rental licensing records, <br />there are 1,511 multi-family rental units and 240 single-family rental units (2017) (33% <br />of total housing stock is rental). <br /> <br />There are three apartment complexes in Mounds View that are dedicated for affordable <br />housing, totaling 110 units8. It is unknown the total number of rental units in the city that <br />have affordable rents. <br /> <br />MWF Properties commissioned a rental housing study in 2017. In summary, within this <br />market area, the number of rental households is projected to grow by 221 units (3.1%) <br />between 2016 and 2021.9 The proposed project is 60-units. <br /> <br />School Capacity <br />MWF Properties estimates that there will be 72-120 children living in the complex, <br />based on similar projects (1.2 – 2.0 children per unit). <br /> <br />Based on conversations between City Staff and the school district Superintendent’s <br />Office, the district has the capacity to serve the 60-unit apartment complex. <br /> <br />Crime <br />Mounds View crime statistics (2010 – present) may be found at <br />https://communitycrimemap.com . <br /> <br /> <br />Analysis <br />Plans were submitted on June 15th by the Community Development Dept. to: Public <br />Works Dept., City Attorney, SBM Fire Dept., Rice Creek Watershed District (RCWD), <br />Ramsey County Highway Dept., and Ramsey County Surveyor’s office.
