Proposed <br />1 bedroom units 630 sq ft 676 – 786 sq ft <br />2 bedroom units 750 sq ft 963 – 1,134 sq ft <br />3 bedroom units 870 sq ft 1,231 – 1,258 sq ft <br /> <br />Public Utilities Sewer/water will be provided from Groveland Rd. <br /> <br />Surface Water Drainage Storm water will drain into an infiltration basin in the <br />southeast corner of the lot. The dry basin will be 6’ below <br />grade. <br /> <br />During the July 19th Planning Commission meeting, there <br />was discussion if this should be a wet pond. <br /> <br />Erosion Control A Storm Water Pollution Prevention Program (SWPPP) is <br />included in the submitted plans. <br /> <br />Driveways A 24’ wide driveway is proposed, accessing Groveland Rd <br />(maximum permitted is 32’ in the R-4 district). <br /> <br />During the July 19th Planning Commission meeting, there <br />was discussion of adding a center median at the entrance. <br /> <br />Trails The City maintains a trail system along Mounds View Blvd. <br />between Groveland Rd and Co Rd H. The applicant <br />proposes to extend this trail at their expense, along the <br />south property line. The 10’ wide trail will be within the <br />county’s right-of-way (ROW), and setback 33’ from the edge <br />of the road pavement, and 13’ – 16’ from the edge of the <br />apartment building. <br /> <br /> <br />10 Mounds View Municipal Code, Section 1006.06, Subd 3 (Development Plan) <br />11 Mounds View Municipal Code, Section 1104.02, Subd 4(c) (Minimum Floor Area Per Dwelling Unit)
