Resolution 1076-17 <br />Page 3 <br /> <br />Staff Report, dated August 16, 2017 <br />Site Plan and related drawings dated July 13, 2017, and July 18, 2017 <br />Traffic Impact Study, dated June 29, 2017 <br />Housing Study, dated April 28, 2017 <br /> <br />NOW, THEREFORE, BE IT RESOLVED, the Planning Commission finds that the <br />request is consistent with the City of Mounds View Municipal Code, Title 1000 (Building and <br />Development Regulations), Title 1100 (Zoning Code), and the Comprehensive Plan; and, <br /> <br />NOW, THEREFORE, BE IT FURTHER RESOLVED, based upon the above <br />findings, the information and documents regarding the proposed plans within the Staff Report, <br />and testimony of the applicant, and in consideration of public testimony, the Planning <br />Commission does hereby recommend approval of the Development Review of “Boulevard”, with <br />the following conditions: <br /> <br />1. The applicant, MWF Properties, LLC, shall construct the project consistent with: <br /> <br />A. Site Plan, dated July 13, 2017 <br />B. Grading Plan, dated July 13, 2017, or approved as part of the Preliminary Plat of <br />“Boulevard” <br />C. Landscape Plan, dated July 13, 2017 <br />D. Photometric Plan, dated May 31, 2017 <br />E. Exterior Elevation Plans, dated June 15, 2017 <br />F. Exterior Rendering included in the August 16, 2017 Planning Commission staff <br />report <br /> <br />2. The applicant, MWF Properties, LLC, shall obtain all applicable permits from the City of <br />Mounds View (Building, Right-of-Way, Zoning), Ramsey County (Right-of-way), Rice <br />Creek Watershed District, and other applicable agencies. <br /> <br />3. The applicant shall consent to a Developers Agreement, to be completed as part of the <br />Final Plat approval process. <br /> <br />4. Approval of this Development Review is contingent upon approval of the Preliminary <br />Plat and Final Plat of “Boulevard”. <br /> <br />5. The applicant, MWF Properties, LLC, shall install the following, in addition to that <br />shown on the approved Site Plan: <br /> <br />A. The private playground located near the NE corner of the building shall be fenced, <br />intended to separate play areas and traffic areas. <br />B. A 6’ tall fence, from the SW corner of the common property line with 8020 <br />Groveland Rd. to the front of the home, intended to be a buffer. <br />
