Market Overview Page 4 <br />County Road 10 Redevelopment Study <br />October 24, 2006 <br /> <br /> <br /> <br />Transportation <br /> <br />Interstate freeways, US highways, state highways and county highways all intersect the City of <br />Mounds View in one way or another, offering immediate access to the remainder of the Metro Area <br />and beyond. The graphic below highlights these major thoroughfares in red. Less than a quarter- <br />mile to the east, County Road 10 intersects Interstate 35W, the primary artery feeding traffic from <br />the Northern Metro into Downtown Minneapolis. Mounds View is bisected by County Road 10 <br />and US Highway 10, two primary carriers of east-west traffic in the Northern Metro. <br /> <br />In addition to immediate <br />highway access, the site is <br />located very near the Blaine- <br />Anoka County Airport (Janes <br />Field), the largest reliever airport <br />in the Twin Cities metro area. It <br />supports over 130,000 takeoffs <br />and landings per year. A recent <br />expansion increased the length <br />of the east-west runway to 5,000 <br />feet, making it usable by more <br />planes in more weather <br />conditions, and a 600,000 square <br />foot hangar is planned for the <br />near future. Also, the planned <br />Northstar Commuter Rail may <br />have a station stop located near <br />University Avenue and 61st <br />Avenue in Fridley. Though <br />proposed the station would be <br />about four miles southwest of Mounds View, when completed, it would provide Mounds View <br />residents an alternative route to access Downtown Minneapolis other than highway travel or by bus. <br /> <br />The existing and planned access to transportation enhances the desirability of sites along County <br />Road 10 to both residents and businesses. <br /> <br />Major Employment <br /> <br />The maps below show the concentration of jobs in TAZs (Traffic Analysis Zones) surrounding <br />Mounds View and along a portion of the Interstate 35W corridor. The darker tones highlight job <br />clusters, with brown indicating the highest level of employment (more than 4,000 jobs). <br /> <br />For the 2000 map, the dense job clusters are identifiable both in Arden Hills and Roseville, to the <br />south and east of Mounds View. The cluster in Arden Hills represents higher-earning jobs at office <br />and research complexes at Guidant Corporation, Land O’Lakes, Syntegra and MSI Insurance. <br /> <br />Map of Transportation Routes Linking Subject Site to Metro Area
