Planning Cases <br /> <br />A. MA2008-001 Consider a Revised Preliminary Plat for the Mermaid <br /> <br />Planning Associate Heller reported the applicants, Charlie and Dan Hall, have applied for a major <br />subdivision to create a new 1.4 acre parcel from their existing 9.36 acre site. The Planning <br />Commission recommended approval of both the preliminary plat and the PUD Amendment and the <br />requests were scheduled for City Council action on September 22, 2008. The applicant then <br />submitted a revised preliminary plat on September 22, 2008 and the City Council tabled the requests <br />in order for the revised plat to be reviewed by staff and the Planning Commission. <br /> <br />Planning Associate Heller stated the revised plat shows three lots instead of two lots. The owners <br />wanted to add a third lot in order to create separate lots for the Mermaid Entertainment Center and <br />the AmericInn Hotel, along with the same 1.4 acre parcel for the retail site. She indicated that since <br />the new plat is a substantial change from the previous plat, staff wants the Planning Commission to <br />review and act on the new plat. <br /> <br />Chair Stevenson asked if there were any issues with having the lot line run through the building. <br /> <br />Planning Associate Heller stated there could be issues with the fire code. Currently the code states <br />that there cannot be any openings between the hotel and banquet center since the new property line <br />would run between them. She indicated that the applicant could appeal this matter to the State Fire <br />Marshal. <br /> <br />Chair Stevenson stated the Planning Commission addressed parking at the September 3, 2008 <br />meeting. <br /> <br />Commissioner Miller asked if the plat change affects the parking. <br /> <br />Planning Associate Heller stated there are currently cross easement agreements for shared parking <br />and access for the entire lot, and these agreements would be amended to address the third parcel. <br /> <br />Commissioner Walsh-Kaczmarek asked if the parking does not add or take away from the proposed <br />development. <br /> <br />Planning Associate Heller stated this does not impact the parking and lot 2 will remain the same size. <br /> <br />Commissioner Walsh-Kaczmarek indicated last week she noticed the front lot was completely full <br />and wondered if staff thought the parking would be an issue. <br />
