<br />Resolution 835-06 <br />Page 2 <br /> <br />WHEREAS, the Mounds View Planning Commission has reviewed Chapters 1108 <br />and 1125 of the Mounds View Zoning Code pertaining to the R-3 zoning district and <br />Rezoning process, respectively; and, <br /> <br />WHEREAS, the Mounds View Planning Commission has reviewed the land use <br />component of the Comprehensive Plan relative to this request; and, <br /> <br />WHEREAS, The Mounds View Planning Commission has reviewed the site plans <br />associated with this request. <br /> <br />NOW, THEREFORE, BE IT RESOLVED, the Mounds View Planning Commission <br />makes the following findings regarding the possible adverse effects of this proposed rezoning <br />request as required by the Mounds View Zoning Code: <br /> <br />1. The current zoning of the lots is R-1, Single Family Residential and B-3, Highway <br />Business. The requested zoning of the lots is R-3, Medium Density Residential. <br /> <br />2. According to the Comprehensive Plan, the parcels proposed to be included in the <br />rezoning are designated Mixed-Use PUD on the Future Land Use map. The <br />proposed rezoning would not be inconsistent with the anticipated future land use <br />for this area. <br /> <br />3. The rezoning and associated development plan as proposed would not adversely <br />affect adjacent property owners and would not be out of place on the County Road <br />10 corridor, the City’s most intensely developed thoroughfare. <br /> <br />4. The proposed density is not inconsistent with the Code requirements for a 3-acre <br />parcel <br /> <br />NOW, THEREFORE, BE IT FURTHER RESOLVED, based upon the above findings, <br />the information and documents regarding the proposed rezoning, the report drafted by staff <br />and the testimony of the applicant, and in consideration of the public testimony given at the <br />public hearing, the Planning Commission does hereby recommend APPROVAL of the <br />rezoning request made by Integra Homes. <br /> <br />BE IT FINALLY RESOLVED that the Planning Commission directs staff to forward <br />this resolution to the City Council prior to approval of the minutes. <br /> <br />Adopted this 7th day of June, 2006. <br /> <br />_________________________________________ <br />Gary Stevenson, Chairperson <br /> <br />Attest: <br /> _________________________________________ <br />James Ericson, Community Development Director <br /> <br />(Seal)
