Resolution 857-06 <br />Page 2 <br /> <br /> <br />WHEREAS, the preliminary plat has been reviewed and approved by the City Engineer <br />subject to revisions, and subject to receiving permits from Rice Creek Watershed District, <br />Metropolitan Council Environmental Services, MN Department of Health, MN Pollution Control <br />Agency, and Ramsey County; and, <br /> <br />WHEREAS, the Mounds View Planning Commission has reviewed the following <br />documents regarding this proposal: <br /> <br />1. Planning Application <br />2. Zoning Map <br />3. Aerial View Map <br />4. Preliminary Plat <br />5. Site Plan <br />6. Grading, Erosion & Sediment Control, Sanitary Sewer & Watermain, and <br />Storm Sewer Plans <br />7. Landscaping Plan <br />8. Staff Report <br /> <br /> <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning Commission <br />recommends approval of the Knollwood Place Preliminary Plat submitted by Integra Homes <br />subject to the following conditions: <br /> <br />1. The applicants shall arrange to have a current title commitment provided to the City <br />Attorney for review prior to the approval of the subdivision by the City Council. <br /> <br />2. Integra Homes shall pay a park dedication fee in an amount yet to be determined. <br /> <br />3. Integra Homes shall pay a County Road 10 Trailway contribution in an amount yet to <br />be determined. <br /> <br />4. Integra Homes shall enter into various agreements with the City including (but not <br />limited to) the Developers Agreement. <br /> <br />5. Integra Homes shall obtain permits from Rice Creek Watershed District, Metropolitan <br />Council Environmental Services, MN Department of Health, MN Pollution Control <br />Agency, Ramsey County, and the City before construction activity commences. <br /> <br />6. All utilities within the development area shall be located underground. <br /> <br />7. No snow storage shall be allowed on the site. <br /> <br />8. Integra Homes shall apply for Final Plat approval no later than May 6, 2007 or the <br />Preliminary Plat approval will become null and void.
