Resolution 813-05 <br />Page 2 <br /> <br /> <br />NOW, THEREFORE, BE IT RESOLVED, the Mounds View Planning Commission <br />hereby makes the following findings of fact related to the proposed SYSCO Second <br />Addition preliminary plat and rezoning request: <br /> <br />1. The proposed major subdivision divides and combines a three-acre parcel from <br />SYSCO Outlot A to SYSCO Lot 1, Block 2 creating Lot 1, Block 1 of SYSCO Second <br />Addition. <br /> <br />2. No additional lots are created by this subdivision which can be considered a large <br />scale lot line adjustment and rezoning action. <br /> <br />3. Part of an easement will need to be vacated and new easements dedicated by this <br />plat, as shown in Exhibit A. <br /> <br />4. The preliminary plat has been routed to outside agencies and circulated internally for <br />comment and review. <br /> <br />5. The three acres to be transferred exhibits a consistent zoning designation but not <br />the same designation thus should be formally updated to reflect the City Council’s <br />PUD amendment authorization. <br /> <br />NOW, THEREFORE, BE IT FURTHER RESOLVED, the Mounds View Planning <br />Commission, based upon the above findings of fact and its review of the documentation <br />presented, does hereby recommend approval of the SYSCO Second Addition preliminary <br />plat, with stipulations as follows: <br /> <br />1. The applicant shall arrange to include SYSCO Lot 1, Block 1 with the SYSCO <br />Second Addition plat to make one lot, showing the residual Long Lake Road right of <br />way as being vacated, if deemed practical and if supported by Ramsey County. An <br />easement shall be dedicated on the plat to protect existing utilities which may be <br />exist within this right of way. <br /> <br />2. The applicant shall arrange to dedicate a drainage and utility easement on the plat <br />as shown in Exhibit A <br /> <br />3. The applicant shall execute an access agreement in favor of the City of Mounds <br />View and its authorized representatives and shall final grade the site such that <br />vehicular travel is permitted to the south property line bordering SYSCO Outlot A. <br /> <br /> <br />NOW, THEREFORE, BE IT FURTHER RESOLVED, the Mounds View Planning <br />Commission, based upon the above findings of fact and its review of the documentation <br />presented, does hereby recommend approval of the rezoning of the land described as <br />Parcel A on Exhibit B from I-1, Light Industrial, to PUD, Planned Unit Development. <br />
