<br />LandCor PC Report <br />May 7, 2003 <br />Page 4 <br /> <br />Landscaping <br /> <br />A Landscaping Plan has been submitted with the plan set, however the plan lists <br />generalized planting types (e.g., “Overstory Trees, Evergreen Trees); it does not identify <br />which of the listed plantings would be utilized or in what numbers. The City Forester will <br />review the planting schedule and make recommendations from the lists provided or make <br />alternative recommendations. The applicant shall revise the plan based upon the City <br />Forester’s comments and to show all species and in what quantities. Furthermore, there <br />should be an attempt to match the landscaping provided on the theater site and along <br />Edgewood Drive to whatever extent possible. The City Forester shall approve different <br />plantings only if not considered inconsistent with the existing. Last, the Landscape Plan <br />should identify the existing landscaping materials on Edgewood Drive. <br /> <br />Garbage Enclosure <br /> <br />The site plan indicates that the garbage enclosure would be located at the rear of the <br />building. No details were provided regarding the enclosure’s construction, however the <br />PUD indicates that the enclosure shall be of the same construction as the building with <br />solid, opaque, latching gates. Chain link is not an acceptable gate material. <br /> <br />Signage <br /> <br />No sign plan has been submitted for the site however staff has communicated the PUD <br />requirements to LandCor representatives. While not specifically addressed, no pylon sign <br />will be allowed, as the intent of the PUD is to establish a consistent design theme <br />throughout the development, using similar construction, color and materials. The Theater <br />sign has a masonry, monument styled base and the same would be required on this site. <br />At a minimum, the plans should indicate where on the site the monument sign is proposed <br />to be located <br /> <br />Building Construction <br /> <br />The proposed retail / restaurant building would be a single story building with a 7,785 <br />square-foot footprint. The design is very appealing and the materials would match the <br />proposed office building. Most of the building would be brick; with brick columns and an <br />EFIS roof detail. Fabric awnings are shown adding more character to the building. The <br />entryways would have a tall arched design very similar to the Abbey Carpet building <br />currently under construction. The building is shown partitioned for three users with drive-up <br />windows at either end of the building. There is an outdoor patio / eating area adjacent to <br />Tenant 3’s space, however it appears as though Tenant 2 also has access to the patio <br />area. Since the plans do not indicate a building height, I was unable to determine <br />compliance with the PUD. The plans should be revise accordingly. <br /> <br />General Site Plan Comments <br /> <br />As with Outparcel A, the first four Site Plan General Notes listed on Page C2-2 do not <br />relate to this development and need to be revised to reflect the subject development. The <br />site plans should indicate snow storage areas. <br />
