City of Mounds View Staff Report <br />Item No: 813 <br />Meeting Date: June 25, 2018 <br />Type of Business: CB <br />Administrator Review:k <br />To: Honorable Mayor and City Council <br />From: Don Peterson, Director of Public Works <br />Item Title/Subject: Resolution 8983 Authorizing INSPEC, Inc. to update the Roof <br />Management Program and perform Roof Repair <br />Administration Services <br />Background/Discussion: <br />The City of Mounds View owns and operates 16 separate building facilities totaling over <br />100,000 square feet of roofing area. In 2010 The Council approved the hiring of INSPEC, <br />Inc. to perform inspections on all roof systems and provide a management program for <br />roof repairs and replacement. At the same time INSPEC also performed wall inspections <br />on all building with block wall and provided a program for repairs for each of the buildings. <br />The City has followed both of these programs and replaced the roofs on all but one <br />building (Well house #4) and has repaired grout in all buildings with block exteriors. In this <br />Roof Management Program, INSPEC recommends that the program be updated every <br />two to three years. The last building to be re -roofed was the Community Center in 2012. <br />No other repairs to the buildings roofs have been done to date. <br />Staff has received a quote from INSPEC, Inc to update the existing roof management <br />program along with inspection, INSPEC, Inc. will also perform inspections on well house <br />building's 4, 5 and 6; the report is over two years old and updated information is needed <br />in order obtain accurate information for budgeting purposes. The following is a breakdown <br />of the estimated costs for the items: <br />• $8,500.00 Updating the existing roof management program developed for <br />the City of Mounds View buildings as listed in the program including repair <br />administration as needed. <br />• $2,800.00 Update the survey on exterior walls at Well house's 4 and 5 and <br />finalization of the construction costs for repairs at Well 6. <br />Recommendation: <br />Staff recommends approval for INSPEC, Inc. of Minneapolis MN to perform required roof <br />inspections to update the City's roof management program and to also perform <br />inspections on the exterior walls at Well House's 4 & 5 as well as updating the proposed <br />construction cost for Well house 6. The proposed cost is $8,500.00 for the roof <br />Management Program and $2,800.00 for the exterior wall inspections. These inspections <br />will be funded from the special project fund 480-4470-3030 for a total of $11,300.00. <br />Respectfully submitted, <br />Don Peterson, Director of Public Works <br />
