Item No: ___08A <br /> Meeting Date: Aug 13, 2018 <br />Type of Business: CB <br /> <br /> <br />City of Mounds View Staff Report <br />To: Honorable Mayor, and City Council <br />From: Jon Sevald, City Planner/Supervisor <br />Item Title/Subject: PUBLIC HEARING: Resolution 8992, Approval of a <br />Conditional Use Permit for an Accessory Building <br />exceeding 952 sq ft, located at 2210 Bronson Dr. <br /> <br /> <br />Introduction <br />The applicant, Doug Watson, requests to build an addition onto a detached garage, located at <br />2210 Bronson Dr. A Conditional Use Permit (CUP) is required for a garage to exceed 952 sq ft <br />(1,536 sq ft is proposed). <br /> <br /> <br />Analysis <br />The property is zoned R-1 Single-Family Residential, and includes a single-family home, <br />detached garage, and shed. <br /> <br /> Existing Proposed <br />Detached garage 576 sq ft 1,536 sq ft <br />Detached shed 240 sq ft 240 sq ft <br />TOTAL 816 sq ft 1,776 sq ft <br /> <br />The City Code allows up to three accessory buildings, totaling 1,800 sq ft.1 <br /> <br />The garage addition will be set back 33’ from the side property line (5’ is the minimum). The <br />garage addition will have a garage door facing the side yard. It will not be connected to the <br />driveway, and is not required to, unless used “regularly”.2 The garage addition will be used for <br />storage of recreational vehicles and tools. <br /> <br />Conditional Use Permits may be approved by the City Council, after the Planning Commission <br />has considered possible adverse effects 3, including: <br /> <br />1. Relationship to Municipal Comprehensive Plan. <br /> <br />The property is guided “Single Family Detached” in the Comprehensive Plan (2010). <br />The Comprehensive Plan does not specifically address oversized accessory <br />buildings. <br /> <br />2.
