Item 08A <br />September 10, 2018 <br />Page 3 <br />Development Review: <br />The Development Review was approved on December 11, 2017 (Resolution 8778), with a <br />condition that the project be constructed "consistent" with the plan set, dated December 1, 2017. <br />Since this date, soil borings revealed a water table 9'— 12' below grade, which is higher than <br />expected. This resulted in the building being raised 1'— 2', and increased the size of the storm <br />water pond. <br />Additional changes include less masonry and more windows on the building fagade, and a <br />reduction of trees in and around the parking lot. This is due to increased construction costs. <br />Staff has determined that these changes are minor, and that the plans are "consistent" with the <br />approved Development Review. <br />Summary: <br />Boulevard Apartments (aka MWF Properties) has requested approval of the Final Plat of <br />"Boulevard", consisting of one lot, 3.2 acres in size. The lot will be developed for a 60 -unit <br />apartment building. <br />Staff has determined that the Final Plat has no significant deviations from the approved <br />Preliminary Plat. As such, a review by the Planning Commission is not required.2 <br />A Public Hearing was held for the Preliminary Plat on July 24, 2017, and continued on August <br />141 2017.
