Item 08D <br />Page 4 of 11 <br />The parking to apartment ratio is 2.04 spaces per unit (2.5 required if outside of the County <br />Road 10 overlay district). Staff's opinion is that two spaces per unit is adequate. <br />Bike storage will be accommodated within the parking garage. <br />During the June 24th Council meeting, Staff expressed a concern about the 16'-6" setback of the <br />parking lot (SE corner). The Developer agreed to match the parking lot setback to that of the <br />building (27'), resulting in the loss of one or two parking stalls. <br />Traffic & Access <br />A traffic study has not been required. <br />There is one driveway into the property, on Edgewood Drive.
