Resolution 7984 <br />Page 2 <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View City Council recommends <br />approval of the conditional use permit for the tire and minor auto repair store, with conditions as <br />follows: <br />1. The applicant must install a parking lot with the minimum required number of parking <br />spaces and curbing. The parking lot construction may be done in phases, but must be <br />completed by September 1, 2013. If required, a permit from Rice Creek Watershed <br />District must be approved before the City will issue a permit for the parking lot <br />construction. <br />2. The applicant must install a minimum six foot tall privacy fence along the west side of <br />the property to provide screening for the adjacent residentially zoned properties. The <br />privacy fence must be installed by September 1, 2013. <br />3. The applicant must receive a satisfactory inspection report and comply with all orders <br />from the Mounds View Fire Marshal. <br />4. This Conditional Use Permit may be reviewed by the Planning Commission and City <br />Council if any problems develop or if there are any changes to the operation deemed <br />substantial enough to warrant such a review, in the estimation of the City Administrator or <br />the City Council. <br />NOW THEREFORE, BE IT FINALLY RESOLVED that this Conditional Use Permit shall <br />have no expiration date and shall remain in force so long as the conditions agreed upon herein <br />are observed. <br />Adopted this 271" day of August, 201/2. <br />l dc�®rt�t,-& <br />doe Flah <br />ATTEST: <br />James Ericson, City Administrator <br />(SEAL) <br />
