Item 05C Page 2 of 10 Comprehensive Plan The property is guided for Mixed -Use PUD in the Comprehensive Plan (2008), and is guided as Mixed -Use in the Draft 2040 Comprehensive Plan. The Draft Plan identifies the residential component of Mixed Use to have a density of 15 to 30 units per acre (31.53 units per acre is the proposed density). Density 31.5 units per acre is the proposed density. As a PUD, a higher density may be approved. Without a PUD (R-4 district), the maximum density would be 17.4 units per acre, or 71 units for a property this size. Open Space2 Usable Open Space is intended to be maintained for active or passive recreation (e.g. play area and/or woods). The proposed Landscape Plan identifies all non -pervious surfaces as Open Space, rather than that intended for recreation.
