Item 05C <br />Page 3 of 10 <br />Snow Storage <br />There is no firm plan for on-site snow storage, without displacing parking stalls. The Developer <br />has discussed hauling snow off-site, as necessary. <br />Off -Street Parking <br />Guideline # of stalls' Proposed stalls <br />Garage 128 128 <br />Parking Lot 192 133 <br />TOTAL 320 261 <br />The parking to apartment ratio is 2.04 spaces per unit (2.5 required if outside of the County <br />Road 10 overlay district). Staff's opinion is that two spaces per unit is adequate. <br />There is one driveway into the property, on Edgewood Dr. The Driveway is situated such that <br />headlights should not impact homes across the street. <br />Exterior Lighting <br />Glare from exterior lighting shall be limited to 1 foot-candle (fc) measured at the centerline of the <br />street, and 0.4 fc measured from neighboring property lines. The lighting plan submitted does <br />not include all of these boundaries (e.g. centerline of Edgewood Dr, Co Rd H2, and residential <br />boundaries along Edgewood Dr. <br />Lighting along the south property line adjacent to the neighboring apartment building exceeds <br />the maximum light trespass by 3X (1.8 fc proposed). As a PUD, the City Council may <br />grant a lesser building setback. <br />*** 56' setback for stairs/deck, along Edgewood Rd. <br />Building Height <br />The building will have 3-storeis above a 1 -story garage. Building height is 55' from garage floor <br />to roof peak.
