Proposed deviations include:
1. Increased density (+ 57 units).
2. Decreased over -story shade trees (- 12).
3. Decreased open space (- 0.48 acres).
4. Decreased minimum building setbacks along County Road H2 (- 13'), and increased
maximum setbacks along Mounds View Boulevard (+ 22').
5. Increased glare from exterior lighting along the south property line adjacent to the
neighboring apartment building (+ 1.4 fc).
6. Increased building height (+ one story).
As a PUD, the project exceeds the minimum standards in the following areas:
1. Increased exterior finishes (+ 40%).
2. Increased pedestrian access (e.g. sidewalks).
3. Dog Run: 4' chain-link fence be changed to 4' ornamental fence.
3. Over -story Trees: Consider additional trees along the project perimeter (decision should be
made on-site after the building and parking lot are built).
4.
