FIItST AMENDMENT TO LEASE AGREEMENT <br />THIS FIRST AMENDMENT TO LEASE AGREEMENT (the "Amendment") made and <br />entered into this day of November, 2008, by and between the City of Mounds View <br />("Landlord") and Twin Cities North Chamber of Commerce ("Tenant"). <br />RECITALS: <br />A. Landlord and Tenant entered into that certain Lease Agreement dated as of <br />August 27, 2007 ("Lease Agreement"), relating to Tenants lease of certain property from Landlord <br />("Premises"); <br />B. Tenant intends to lease additional space from Landlord that is currently not included <br />as part of the Premises in the Lease Agreement; <br />C. All capitalized terms herein shall have the meanings ascribed in the Purchase <br />Agreement, as applicable, unless otherwise specifically defined herein. <br />WITNESSETH: <br />NOW, THEREFORE, in consideration of the Recitals and other good and valuable <br />consideration, Landlord and Tenant hereby amend the Lease Agreement as follows: <br />1. Rent. The monetary figure "$885.80" in Section 3 of the Lease <br />Agreement shall be replaced with the monetary figure "995.80" and the monetary figure <br />"$912.37" in Section 3 of the Lease Agreement shall be replaced with the monetary <br />figure "$1,012.37." <br />2. Exhibits. Exhibit A to the Lease Agreement shall be replaced with the <br />Exhibit A attached hereto to this Amendment. <br />3. Except as specifically provided herein, the Lease Agreement remains unchanged <br />and in full force and effect. <br />342666v2 JYY MiJ210-35 <br />
