<br /> <br /> <br />Project Narrative <br />Temperature Controlled Self Storage <br />4889 Old Hwy 8, Mounds View MN 55112 <br /> <br />Project site is a 1.5-2 acre portion of the former Skyline Motel location. <br />Ebert is proposing to build a 115,000 sq. ft. temperature controlled self storage facility at the site <br />of the former Skyline Motel in Mounds View. This building could be 3 or 4 stories depending on <br />the footprint we are able to achieve. This building would cost $6-$7 million to develop and build. <br />We would not require any public financing for this project. We are open to working with other <br />developers on the site. We are flexible regarding where on the site we are willing to build. <br /> <br />Typical hours of operation would be: Customer access daily 6:00 am to 10:00 pm. Office hours <br />Monday – Friday 9:30 am – 6:00 pm. Saturday 9:00 am – 5:30 pm. <br /> <br />Project design would be similar to our recent project in Brooklyn Park (photo included in <br />packet). Utility services at the property are in sufficient size and capacity for our intended use. <br />Parking & traffic: This size project typically requires less than 15 parking stalls, four being <br />handicap (see similar size projects below). Modern temperature-controlled facilities such as this <br />have very low traffic impact, on average sixty traffic counts per day. <br /> <br />Similar sized projects recently completed: 8570 Aspen Lane N, Brooklyn Park / 2960 Empire <br />Lane, Plymouth / 12995 Valley View Rd, Eden Prairie / 4400 Fountain Hills Dr., Prior Lake. All <br />range from 8 - 12 total parking, varies by city. <br /> <br /> <br /> <br /> <br />Additional Self Storage Information <br /> <br />Temperature Controlled Self Storage: The site would have all storage contained within the <br />building and no outside storage. Access for loading & unloading is all internal to the building by <br />way of a specific loading & unloading bay accessed by two overhead doors that allow for drive-
