The developer will <br />plant additional trees along Bronson Dr. <br /> <br />At the Planning Commission’s recommendation, the <br />developer has added a hedge along the south drive lane, <br />intending to screen customer’s headlights from westbound <br />traffic on Mounds View Blvd. <br /> <br />Staff has requested, and the developer has agreed to install <br />a privacy fence along the eastern property line, with the <br />intention of screening customer’s headlights from shining <br />into the neighboring Public Works offices. The fence will be <br />similar or identical to the decorative fence at the Public <br />Works facility. <br /> <br />Lighting 15 Exterior lighting shall be hooded to control glare. Maximum <br />light trespass is as follows: <br /> <br /> <br />7 City Code, Section 1121.13 (Schedule of Off-Street Parking Requirements; Car wash); “Automatic drive <br />through, serviced: A minimum of ten (10) spaces, or one (1) space for each employee on the maximum shift, <br />whichever is greater.” The planned maximum shift = 3 employees. <br />8 City Code, Section 1129.05, Subd 4 (County Road 10 Corridor Overlay District; Off-Street Parking); “Off- <br />Street Parking: The City will use the off-street parking requirements in Chapter 1121.13 as a guideline, and <br />base the final determination of required spaces on the specific project and land usage.” <br />9 City Code, Section 1127.05, Subd 3 (Number of plant materials required) <br />10 City Code, Section 1129.05, Subd 5(b) (County Road 10 Corridor Overlay District; Landscaping); “A minimum <br />of fifteen (15) percent of the total area of each lot shall be devoted to landscaped open space.” 37.7% is <br />proposed. <br />11 NOTE: City Code, Section 1121.09, Subd 12 (Required Screening), requires screening if 5+ parking spaces, and <br />adjacent to residential districts (e.g. north side of Bronson Dr).
