Item 08A <br />Page 2 of 10 <br /> <br />The Mounds View Vision <br />A Thriving Desirable Community <br /> <br />A Development Review is required for new building construction and building additions <br />of 10%, or 10,000 sq ft.3 A Development Review compares the proposed plan to the <br />requirements of the City Code (below): <br /> <br /> <br />Utility Service Water is available from both Bronson Drive, and Long Lake <br />Road. Sewer is available from Long Lake Road. <br /> <br />Surface Water Drainage A preliminary grading and drainage plan has been reviewed <br />by RCWD and the City Engineer. Storm water will be stored <br />in the existing underground chamber in the SE corner of the <br />property. <br /> <br />The existing use (Snyder’s) additionally used an infiltration <br />basin located at the Public Works Facility. More detailed <br />plans will be reviewed by RCWD as part of their permitting <br />process, including if the basin on the City’s land is <br />necessary. <br /> <br />The project will reduce the existing impervious surface area <br />from 75% of the lot, to 62% (5,368 sq ft reduction). There <br />will be no significant change in topography. <br /> <br />Erosion Control Erosion control during construction will be addressed as part <br />of the Building Permit. <br /> <br />Streets No new streets are proposed. <br /> <br />Driveways 4 5 A 28’ driveway on Bronson Drive is proposed (32’ = <br />maximum allowed). Existing driveway on Mounds View Blvd <br />will be removed. <br /> <br />Specific to car washes, the drive lane to enter the car wash <br />(magazine stacking) is to accommodate the maximum <br />number of cars that can be washed within a 30 minute <br />period. The applicant states that one vehicle can enter the <br />wash every 1.5 minutes (20 vehicles per 30 minutes6). The <br />magazine stacking is designed for 30 vehicles. <br /> <br />Trails There is an existing trail along Mounds View Blvd. No <br />changes are proposed.
