the latter drainage area is more accurate. Drainage area
boundaries for Silver View Pond are shown in Figure 1.
Of the 145.7 acre drainage area, about 36.7 acres (25.2
percent) is presently impervious surface (e.g. rooftops,
roadways and parking areas). These figures assume'
completion of the remaining multifamily residential units at
Silver Lake Woods North but do not include any future
commercial development that may occur along County Road I or
TH 10. A breakdown of existing land uses within the
drainage area•is shown in Table 1.
Table 1. Existing land uses within Silver View Pond Drainage
Area, November 1989.
aIncludes about 10.8 acres which is anticipated to be
developed for commercial use in the future.
bExcludes internal streets and access drives within
developments.
Based on early conceptual plans for future commercial
development along County Road I and TH 10, it is anticipated
that roughly 10.8 additional acres of commercial use will be
added to the drainage area at some point. Roughly 4.7 acres
of this area would be impervious surface, resulting in a
future total impervious area of 41.4 acres or 28.4 percent
of the total drainage area.
At full development, the projected land use composition and
impervious surface ratio within the drainage area appears to
be very reasonable; particularly in light of the fact that
Silver View Pond was actually designed for a larger drainage
area. On purely a storm water storage basis, Silver View
Pond appears perfectly adequate to provide the remaining
storage needs within its drainage area.
On the other hand, as will be described below in the Water
Quality section, the pond is ecologically at a nutrient
73
I
Percentage of
Land Use
Acreage
Drainage Area
Upland Open Spacea
57.3
39.3%
Wetland/Pond
17.5
12.0%
Single-family Residential
17.2
11.8%
Multi -family Residential
33.6
23.1%
Commercial
9.8
6.7%
Streets/Highwaysb
10.3
7.1%
145.7 Acres
100.0%
aIncludes about 10.8 acres which is anticipated to be
developed for commercial use in the future.
bExcludes internal streets and access drives within
developments.
Based on early conceptual plans for future commercial
development along County Road I and TH 10, it is anticipated
that roughly 10.8 additional acres of commercial use will be
added to the drainage area at some point.
