Planning Cases <br /> <br />A. Resolution 1095-19, Recommending Approval of Ordinance 956, Amending <br />the Zoning Map for 8482, 8484 and 8486 Long Lake Road <br /> <br />Community Development Director Sevald stated staff is requesting an amendment to the Zoning <br />Map to correct an error. The affected properties include a twin-home and a single-family home. <br />The twin-home was rezoned from R-1 to R-2 in 1982. During the City’s updating of the Zoning <br />Map, the neighboring single-family home was rezoned instead. Staff recommended the Planning <br />Commission hold a public hearing and approve the Ordinance amending the zoning map as <br />requested. <br /> <br />Commissioner Farmer questioned if staff had reviewed State Statute and if this zoning could be <br />passed when the zoning would not be consistent with the Comprehensive Plan. Community <br />Development Director Sevald explained this area of the City was intended for single-family <br />detached homes. He noted back in 1982 the Council made an exception and allowed a <br />townhome. Since that time, no further exceptions have been made in that area of town. <br /> <br />Chair Stevenson stated by granting an R-2 zoning designation in this location it does not mean <br />that any other R-2 rezonings would be approved. He believed that this was more of a clerical <br />correction at this time. <br /> <br />Commissioner Monn explained she understood Commissioner Farmer’s concerns as the <br />Comprehensive Plan and Zoning Map were not in alignment. She reported it was the Planning <br />Commission’s job to review and address these matters. <br /> <br />Commissioner Farmer asked when the City’s Comprehensive Plan would be adopted. <br />Community Development Director Sevald reported this would document would be adopted in <br />early in 2020. <br /> <br />Commissioner Nelson commented the issue was created years ago by a former City Council and <br />the Planning Commission was simply being asked to correct a clerical issue. Community <br />Development Director Sevald indicated this was the case. <br /> <br />Commissioner Farmer questioned if the affected property was being impeded at this time. <br />Community Development Director Sevald stated staff was not aware of any concerns, noting the <br />error occurred some 20 years ago. He noted the error was brought to the City’s attention by a <br />real estate appraiser after reviewing the City’s zoning map. <br />
