Item 05A

Strategic Plan Strategy/Goal:
Continue BR&E program, maximize utilization of development space and current list of available
sites, encourage land owners to maintain their properties, & consider residential redevelopment.

Financial Impact:
N/A

Summary
The property includes a home and detached garage. The detached garage has a non-
conforming setback (25’). The applicant wishes to tear both down, and build a new home on the
existing home’s foundation, and an attached garage. The proposed garage would expand the
non-conforming setback by 2’ in the far northwest corner of the garage.

A Public Hearing Notice was published in the March 31, 2020 Shoreveiw Press, and mailed to
property owners within 350’ of the subject property.

Recommendation
Staff recommends approval of the Variance.

The Planning Commission is requested to conduct a Public Hearing, and consider the following
options:

1. Resolution 1117-20, approving the Variance.

2. The Planning Commission may choose to deny the Variance, with Findings.

3. Table the request. If additional information is needed before a decision can be rendered or
if more discussion is needed, the Commission can table the request until such information
has been provided. Because of the 60-day requirements (Deadline: May 15, 2020) the
Commission would need to act upon the request as soon as reasonably possible to avoid an
inadvertent approval.

Respectfully submitted,

_____________________
Jon Sevald, AICP
Community Development Director

Attachments
1.
