Item 05A <br />Page 2 of 9 <br /> <br /> <br />Strategic Plan Strategy/Goal: <br />Continue BR&E program, maximize utilization of development space and current list of available <br />sites, encourage land owners to maintain their properties, & consider residential redevelopment. <br /> <br /> <br />Financial Impact: <br />N/A <br /> <br /> <br />Summary <br />The property includes a home and detached garage. The detached garage has a non- <br />conforming setback (25’). The applicant wishes to tear both down, and build a new home on the <br />existing home’s foundation, and an attached garage. The proposed garage would expand the <br />non-conforming setback by 2’ in the far northwest corner of the garage. <br /> <br />A Public Hearing Notice was published in the March 31, 2020 Shoreveiw Press, and mailed to <br />property owners within 350’ of the subject property. <br /> <br /> <br />Recommendation <br />Staff recommends approval of the Variance. <br /> <br />The Planning Commission is requested to conduct a Public Hearing, and consider the following <br />options: <br /> <br />1. Resolution 1117-20, approving the Variance. <br /> <br />2. The Planning Commission may choose to deny the Variance, with Findings. <br /> <br />3. Table the request. If additional information is needed before a decision can be rendered or <br />if more discussion is needed, the Commission can table the request until such information <br />has been provided.
