LEASE AGREEMENT <br />This Lease is made effective as of November 9, 2020, by and between the City of <br />Mounds View, a Minnesota municipal corporation ("Landlord"), and RISE, Incorporated, a <br />Minnesota nonprofit corporation ("Tenant"). <br />DATA SHEET <br />The legal significance of the terms set forth in this Data Sheet are governed by references <br />to such terms in the remainder of this Lease. <br />0 BUILDING. That certain building situated on the following described real estate: <br />Lot 1, Block 2, Mounds View City Hall Addition <br />and commonly known as MOUNDS VIEW COMMUNITY CENTER. <br />• PREMISES. That space in the Building, as designated on Exhibit A as the <br />"Birch", "Maple", and "Pine" rooms annexed hereto, containing approximately <br />990 square feet. The street address of the Premises is 5394 Edgewood Drive in <br />the City of Mounds View. <br />LANDLORD: City of Mounds View, 2401 County Road 10, Mounds View, MN <br />55112. <br />• TENANT: RISE, Incorporated, 8406 Sunset Road NE, Spring Lake Park, MN, <br />55432. <br />1. PREMISES: <br />Landlord hereby leases to Tenant, and Tenant hereby leases from Landlord, for the term <br />and upon the conditions hereinafter provided, the Premises described in the Data Sheet. Tenant <br />is also permitted to access the rest rooms in the Building across from the Event Center space as <br />shown on Exhibit A in addition to the Premises. Tenant and its guests are permitted to access the <br />Premises through the front doors of the Building and the Southwest entrance doors as shown on <br />Exhibit A. <br />2. TERM: <br />The Term of this Lease shall commence on the 1st day of January, 2021, and shall <br />terminate on the 31st day of December, 2023 (the "Initial Term"), unless earlier terminated as <br />hereinafter provided. After the Initial Term of this Lease, and absent thirty (30) days' advance <br />written notice from either party to the other party to terminate the Term of this Lease at the end <br />of the Initial Term, this Lease shall be automatically be extended on a month to month tenancy <br />which may be terminated by either party at the end of any calendar month, upon thirty (30) days' <br />advance written notice to the other party of such terminations of this Lease and all further rights <br />or obligations hereunder for any reason. <br />1 <br />MU210-35-681286.v2 <br />
