TAZ Forecasts
The Council requires 2020, 2030, and 2040 forecasts assigned
transportation analysis zones, or portions of TAZs within the City
boundaries. Further, the Council requires the column totals to match
the communitywide forecast, as revised in Table 1‐1. Table 5‐2
presents TAZ allocations that are significantly in error. Employment
is over‐allocated by 1,100 to 1,200 jobs; the numbers must be
reduced to match the communitywide total employment.
Population and households are under‐allocated; the numbers must
be increased to match the communitywide totals.
TAZ forecasts in Table 5‐2 have been
adjusted to match the community‐wide
forecast.
Sewer‐serviced Forecast
The Council requires a sewer‐serviced forecast and expects that the
entire community is sewer‐serviced. A sewer‐serviced forecast table
appears as Table 6‐1, but the table includes the obsolete forecast
from the System Statement. This table must be updated to reflect
the City‐proposed forecast in Table 1‐1.
Table 6‐1 has been updated to reflect the
City‐proposed forecast in table 1‐1.
Further information is included in the
Comprehensive Sewer Plan in the
Appendix.
Comment Response
Future Land Use
The Plan must define each land use category shown on the Future
Land Use Map.
• Not all of the land uses shown in Figure 2‐2, Future Land Use Map,
on page 2‐12, are defined on pages 2‐7 to 2‐10. For instance,
public/semi‐public and parks/open space land uses are not defined.
•The residential land use categories shown in Figure 2‐2 are not
specifically defined on pages 2‐7 to 2‐10. The housing types
permitted within these land use categories need to be clearly
detailed. For instance, provide clarity on housing types permitted in
the Multi‐family Residential land use category.
• In Figure 2‐2, Utility is a land use category, and needs to be defined
on pages 2‐7 to 2‐10.
Public/semi‐public and parks/open space
are now defined on page 2‐10.
Clarity added to Plan on page 2‐7 and 2‐8.
Individual definitions for each residential
land use are now included along with
density expectation.
Utility is now defined on page 2‐10
Land Use
