Land use categories must be used consistently throughout the Plan. <br />•Industrial land use is defined on page 2‐9 and included in Table 2‐2, <br />Future Land Use. However, Figure 2‐2, Future Land Use Map, on <br />page 2‐12, shows Light Industrial land use, which is inconsistent with <br />other portions of the land use chapter. <br />• Table 2‐2 shows Single Family Residential land use, and the table <br />needs to include Single Family Attached land use because it is <br />identified as a discreet land use on page 2‐7. <br />•On page 2‐9, the Plan states "The City anticipates that Mixed Use <br />districts will be redeveloped at 60% residential and 40% commercial <br />with the residential portions matching the density minimums and <br />maximums of the High‐Density Residential designation." However, <br />there is no High‐Density Residential designation described elsewhere <br />in the Plan. The Plan needs to either be amended to include this land <br />use, or this reference to High‐Density Residential needs to be <br />removed. <br />Light Industrial label in Figure 2‐2 has <br />been changed to Industrial to match with <br />the rest of the Plan. <br />Single‐Family Attached land use has been <br />included in Table 2‐2. <br />This reference to High Density Residential <br />has been removed from the Plan. <br />Density Calculations <br />The Mixed Use (MU) land use category includes an expectation that <br />60% of these acres will be developed with a residential use. Detail <br />needs to be added to clarify Table 2‐3 to state that the acreages <br />shown for MU are the 60% residential development expectation of <br />the total development acres. For instance, the MU acres for 2021‐ <br />2030 are shown in Table 2‐3 as 11.2 acres, which suggests that the <br />total development acres for that decade is 18.62 acres. This detail <br />can be added with an additional 'total acres' table column, a <br />notation for the table, or within the narrative. <br />A notation has been added to Table 2‐3 <br />stating that the mixed use acres <br />represent the 60% expected residential <br />development. <br />The Affordable Housing Need Allocation number is incorrect within <br />the Housing chapter of the Plan. The information depicted in the <br />Housing chapter does not take account of the forecast revision, <br />which changes the Affordable Housing Need Allocation number. <br />Please revise this information based on the Housing comments <br />below. <br />The Affordable Housing Allocation <br />number has been changed within the <br />housing chapter on page 3‐6 to be <br />consistent with the forecast revision. <br />Future Land Use maps used elsewhere in the Plan need to be <br />consistent with Figure 2‐2, Future Land Use Map, on page 2‐12. For <br />instance, Figure 4‐1, Publicly Owned‐ Properties, shows land uses <br />not detailed in Figure 2‐2. Figure 5‐3, Existing Transit System also <br />appears to be inconsistent with Figure 2‐2. <br />Figures 4‐1 and 5‐3 have been updated to <br />be consistent with Future Land Use <br />shown in Figure 2‐2.
