The applicant will amend the Site Plan (Dec 10, 2019) to show all setback dimensions <br />complying with City Code requirements, and approved administratively by Staff as part <br />of the Building Permit review. <br /> <br />4. The applicant will submit a survey as part of the Building Permit. If the survey is <br />substantially different than the plans associated with this Resolution (e.g. if there are <br />roadway easements within the property), Staff may require an amendment to this <br />Resolution in consideration of greater setbacks, and/or landscape buffers. <br /> <br />5. The applicant shall have a landscape architect or landscape designer review the plans <br />(Nov 22, 2019), adding sod (not rock) along 10’ of Bronson Drive, and complying with <br />the minimum quantity and size of trees and shrubs in City Code, Section 1127.05, Subd <br />3. The applicant shall consider adding additional plantings at the discretion of the <br />landscape architect/designer. Revised plans shall be administratively approved by Staff, <br />as part of the Building Permit review. <br /> <br />6. Prior to the issuance of any building permits, the applicant shall submit a Landscape <br />Escrow to the City, or other surety acceptable to the City Attorney, in an amount equal to <br />150% of the estimated cost of landscape materials and labor. The City may hold this in a <br />non-interest bearing account. Landscaping shall be completed prior to a Certificate of <br />Occupancy (C/O) being issued. On or about one year after the C/O is issued and <br />landscaping is completed, landscaping shall be inspected by Staff. Any landscaping that <br />has not survived or is in poor health, shall be replaced by the applicant. The City shall <br />refund the escrow, but may withhold a proportionate amount until one-year after the <br />replaced landscape materials have been inspected and determined satisfactory; and, <br /> <br />7. The applicant shall construct a 6’ tall privacy fence along the east property line with the <br />intent of preventing headlights from the magazine/stacking lanes, from shining into the <br />neighboring Public Works Facility offices. The exact location may be determined <br />construction. The privacy fence shall match that used at the Public Works Facility (solid <br />fence). Plans shall be amended to reflect this, and approved administratively by Staff as <br />part of the Building Permit review. <br /> <br />8. All signage shall comply with the City Code, and will be reviewed separately at the time <br />sign permits are submitted. <br /> <br />9. The project shall be constructed consistent with plans associated with this Resolution, or <br />as administratively approved by Staff. <br /> <br />10. The applicant shall comply with the City Engineer’s letter, dated December 12, 2019, <br />including obtaining all necessary permits from the City, Ramsey County, Rice Creek <br />Watershed District, and Minnesota Department of Health. This includes the removal of <br />the driveway on Mounds View Boulevard. <br /> <br />
