<br />Item 05A <br />Page 2 of 16 <br /> <br /> <br />A Development Review is required for new building construction and building additions of 10%, <br />or 10,000 sq ft.3 A Development Review compares the proposed plan to the requirements of <br />the City Code (below): <br /> <br /> <br />Utility Service Water is available from both Bronson Drive, and Long Lake Road. <br />Sewer is available from Long Lake Road. <br /> <br />Surface Water Drainage A preliminary grading and drainage plan has been reviewed by <br />RCWD and the City Engineer. Storm water will be stored in the <br />existing underground chamber in the SE corner of the property. <br /> <br />The existing use (Snyder’s) additionally used an infiltration basin <br />located at the Public Works Facility. More detailed plans will be <br />reviewed by RCWD as part of their permitting process, including if <br />the basin on the City’s land is necessary. <br /> <br />The project will reduce the existing impervious surface area from <br />75% of the lot, to 62% (5,368 sq ft reduction). There will be no <br />significant change in topography. <br /> <br />Erosion Control Erosion control during construction will be addressed as part of <br />the Building Permit. <br /> <br />Streets No new streets are proposed. <br /> <br />Driveways 4 5 A 28’ driveway on Bronson Drive is proposed (32’ = maximum <br />allowed). Existing driveway on Mounds View Blvd will be <br />removed. <br /> <br />Specific to car washes, the drive lane to enter the car wash <br />(magazine stacking) is to accommodate the maximum number of <br />cars that can be washed within a 30 minute period. The applicant <br />states that one vehicle can enter the wash every 1.5 minutes (20 <br />vehicles per 30 minutes 6). The magazine stacking is designed for <br />30 vehicles. <br /> <br />Trails There is an existing trail along Mounds View Blvd. No changes <br />are proposed.
