Item 05A

Staff recommends sod (versus rock) within the 10’ buffer between
Bronson Dr and the parking lot. The intent is to avoid rock from
washing into the street.

It is Staff’s opinion that adjacent residential properties are
adequately screened from the car wash by the wetland and
wooded areas on the church property.

Staff is requesting a 6’ privacy fence along the east property line,
and that the fence match that used at the adjacent Public Works
Facility (solid fence). The intent is to block headlights from the car
wash magazine stacking lanes from shinning into Public Works
offices.

Lighting 16 Exterior lighting shall be hooded to control glare.
