Resolution 9497 <br />Page 6 of 7 <br />2. Construction shall be consistent with the plan set, dated October 4, 2021, as may <br />be amended upon City Staff's approval. Upon City Council approval of this <br />Resolution, it is the intent that the City prepares a PUD Narrative, memorializing <br />the allowable City Code deviations, as described in this Resolution. <br />3. The Developer shall obtain a Watershed Permit from the City, prior to any <br />construction. The Watershed Permit shall be inclusive of a Wetland Alteration <br />Permit. <br />4. The Developer shall submit an exterior lighting plan, consistent with City Code <br />§160.031 (Glare). The Plan may be reviewed and approved administratively, as <br />part of the Building Permit plan review. <br />5. Vinyl Lap Siding shall be (PlyGem Mastic Carvedwood 44 (or similar), as <br />presented at the November 3, 2021 Planning Commission meeting, and <br />consistent with architectural plans dated October 4, 2021. <br />6. Any monument signage (if located near the shared driveway entrance) shall <br />accommodate off -premise signage of any user of the shared driveway. All <br />signage shall otherwise comply with City Code regulations for the R-4 zoning <br />district. <br />7. The Landscape Plan, dated October 4, 2021, shall be revised to include a <br />pollinator seed mix (NRCS 327) in areas identified for "dry short prairie seed <br />mix". The quantity and size of plantings shall comply with City Code. <br />8. The Landscape Plan, dated October 4, 2021, shall be revised, based on the <br />review/recommendations by the City Forester. The City may require additional <br />landscaping, specifically in the front yard. <br />9. The Landscape Plan, dated October 4, 2021, shall be revised such that the park <br />bench and surrounding landscaping in the southwest corner of Lot 1, is entirely <br />on Lot 1 (is shown to be encroaching onto Lot 2). <br />10. The Landscape Plan (and related), dated October 4, 2021, shall be revised to <br />include a picnic area (e.g. pergola, patio, or deck, with table/seating area, and <br />grilling area of a sufficient size). <br />11. Prior to issuance of a Building Permit, the Developer shall submit a Landscape <br />Escrow equal to 150% of the cost of materials and labor. The City shall inspect <br />landscape mortality on or about one year after installation, and shall return a <br />proportionate amount of the escrow based on mortality. Dead or diseased <br />landscaping shall be replaced by the Developer, and inspected one year after <br />installation, and the remaining escrow refunded, based on mortality. <br />
