The project will need one driveway serving all units. <br />• If driveway access is on Co Rd I, it will require permission to cross St Paul Board of Water <br />land (owns 30' between road and subject property). <br />• Lot is heavily wooded. City Code encourages (but does not require) preservation of <br />significant and specimen trees. A tree plan is required.' <br />• Requires; (1) Zoning Map amendment (rezoning), (2) Comprehensive Plan amendment, (3) <br />subdivision (including watershed permit); (4) CUP for multi -family. <br />Strategic Plan Strategy/Goal: <br />Continue BR&E program, maximize utilization of development space and current list of available <br />sites, encourage land owners to maintain their properties, & consider residential redevelopment. <br />Financial Impact: <br />N/A <br />Planning Commission Recommendation: <br />The Planning Commission reviewed the sketch plan (three twin -homes) at their March 2, 2022 <br />meeting. There was discussion of similar twin -home and townhome projects in Mounds View <br />with shared driveways. Some discussion on changing the positioning of the buildings. After the <br />Commission's meeting, the developer revised the sketch plan (attached). <br />Staff Recommendation: <br />Staff requests that City Council members provide feedback regarding the sketch plan, and their <br />expectations for the development. <br />The north side of County Road I is a mixture of single-family, twin -homes (two units on one lot), <br />and attached townhomes (two units on two lots).
