"9 <br />Specifically (paraphrased); innovations in residential development; <br />higher standards of design; harmony with the objectives of the <br />Comprehensive Plan; and a more desirable environment than if <br />not a PUD. 10 <br />The City Code requires Residential PUD's to have a minimum <br />project size of 3-acres, and 200' for road frontage. The <br />development is 2.98 net acres (3.53 gross acres), and 223' - 294' <br />in road frontage. <br />Previously, the City Council & Planning Commission has <br />expressed support to amend the City Code to reduce the <br />minimum project size (relates to 7700 Long Lake Rd planned <br />townhome development). <br />The City conducted the Premium Stop Redevelopment Study <br />(2009), which included the south side of this block along Mounds <br />View Blvd. The Study included two concept plans (townhomes & <br />apartments vs. offices): <br />Premium Stop Redevelopment Area Study, December 2006.
