Item 08A <br />Page 4 of 22 <br />Park Dedication$ A Park Dedication Fee is recommend in lieu of land dedication. <br />Fee is $3,500 X 140 units = $490,000. <br />Flood Plain Zone X; Area of Minimal Flood Hazard <br />FEMA Panel # 27123C0005G, effective June 4, 2010 <br />Planned Unit Development (PUD) <br />PUD <br />Minimum Project Size" <br />Redevelopment Study <br />PUD's are "intended to provide flexibility needed for new land <br />planning and land development trends and techniques. "9 <br />Specifically (paraphrased); innovations in residential development; <br />higher standards of design; harmony with the objectives of the <br />Comprehensive Plan; and a more desirable environment than if <br />not a PUD. 10 <br />The City Code requires Residential PUD's to have a minimum <br />project size of 3-acres, and 200' for road frontage. The <br />development is 2.98 net acres (3.53 gross acres), and 223' - 294' <br />in road frontage. <br />Previously, the City Council & Planning Commission has <br />expressed support to amend the City Code to reduce the <br />minimum project size (relates to 7700 Long Lake Rd planned <br />townhome development). <br />The City conducted the Premium Stop Redevelopment Study <br />(2009), which included the south side of this block along Mounds <br />View Blvd. The Study included two concept plans (townhomes & <br />apartments vs. offices): <br />Premium Stop Redevelopment Area Study, December 2006. Left.'
