CENTRA HOMES LLC <br />To: <br />City of Mounds View <br />City Council <br />Planning Commission <br />City Staff <br />Re: Concepts Plans for Excess City Owned Land <br />We are excited to share with you our ideas and thoughts regarding how two parcels of land <br />might develop into Residential Neighborhoods. We have focused on some excess land near <br />Ardan Park and some land near Greenfield Park. We have tried to balance the desire for <br />additional density with the existing uses of standard single family lots in the area. With these <br />two competing ideas we have settled on proposed small lot detached single family homes but <br />we have proposed two options regarding narrow lot homes. In addition we are open to <br />suggestions and feedback regarding the proposal we have brought forward. <br />Greenfield Park Land: <br />This land is located off of Jackson Dr and adjacent north of Greenfield Park. The parcel of land <br />is a tight site with Hwy 10 just to the north. As we looked at the land, we felt like the best option <br />would be to have housing product with front doors facing Jackson Dr and garages in the rear of <br />the house. <br />We have contemplated detached homes with a private street providing access to the Garages. <br />These homes would have a Homeowners Association to own and maintain the street as well as <br />provide lawn/irrigation maintenance and snow removal. <br />These homes are 20 feet wide with 5 foot side yard setbacks. We built a neighborhood in the <br />City of Ramsey of a very similar product. We have included a picture of the completed homes, <br />for reference. <br />Ardan Park Land: <br />We approached this land slightly differently since not all of the land is City Owned - we tried to <br />highlight the land not owned by the City in our Concepts. We decided to propose two concepts <br />for this land to provide another idea on how it might develop. <br />Concept #1 for this area is a rear loaded home the same as the home contemplated for the <br />Greenfield Park area. <br />
