CENTRA HOMES,,. Since the Ardan Park area includes a few parcels that are not owned by the City, we wanted to provide another option that would allow this area to develop if the other property owners did not want to participate in the development. Concept #2 for this area includes 'front -loaded' homes and thus no private road. The contemplated homes are 30 feet wide with a 5 foot side yard setback so the lots would be 40 feet wide. This neighborhood would not have a Homeowners Association with the yards privately maintained and the road would be public. We have provided a picture of the 20' wide product that is currently built in the City of Ramsey. We have also created a Architectural Rendering of how these 20 foot wide homes might look if Concept #1 is selected with the view looking down the new street off of Long Lake Road. We have provided Marketing Flyers that include Elevations and Floorplans for both the 20 wide and 30 wide plans that we have proposed in this document. These are homes we are currently building and we typically make changes to the homes as we enter a new neighborhood but these will give you a very good idea of the product that we propose. We proposed the following specifics of exterior house finishes of either concept: e Architectural Asphalt Shingles ® Vinyl Siding with a variety of exterior masonry accents ® Landscaping to include One front yard tree per lot and fully irrigated and sodded yard o Variety of Exterior Color selections ■ Do not allow the same color and elevation of homes next to or across the street from each other As stated earlier we are excited to present our proposal to the City and would appreciate any feedback as we are open to make adjustments.
