CENTRA HOMES,,. <br />Since the Ardan Park area includes a few parcels that are not owned by the City, we wanted to <br />provide another option that would allow this area to develop if the other property owners did not <br />want to participate in the development. <br />Concept #2 for this area includes 'front -loaded' homes and thus no private road. The <br />contemplated homes are 30 feet wide with a 5 foot side yard setback so the lots would be 40 <br />feet wide. This neighborhood would not have a Homeowners Association with the yards <br />privately maintained and the road would be public. <br />We have provided a picture of the 20' wide product that is currently built in the City of Ramsey. <br />We have also created a Architectural Rendering of how these 20 foot wide homes might look if <br />Concept #1 is selected with the view looking down the new street off of Long Lake Road. <br />We have provided Marketing Flyers that include Elevations and Floorplans for both the 20 wide <br />and 30 wide plans that we have proposed in this document. These are homes we are currently <br />building and we typically make changes to the homes as we enter a new neighborhood but <br />these will give you a very good idea of the product that we propose. <br />We proposed the following specifics of exterior house finishes of either concept: <br />e Architectural Asphalt Shingles <br />® Vinyl Siding with a variety of exterior masonry accents <br />® Landscaping to include One front yard tree per lot and fully irrigated and sodded yard <br />o Variety of Exterior Color selections <br />■ Do not allow the same color and elevation of homes next to or across the street from <br />each other <br />As stated earlier we are excited to present our proposal to the City and would appreciate any <br />feedback as we are open to make adjustments. <br />Sincerely, <br />David Pattberg <br />Vice President of Land <br />Centra Homes, LLC <br />
