Item 06A <br />Page 2 of 3 <br />Tiny House (one house on one lot) <br />Detached Tiny Homes are an option for affordable housing (similar to manufactured <br />homes). There are a number of vacant landlocked lots, publicly and privately owned, <br />which could be developed if the density justified the cost of building streets, sewer, and <br />water. <br />Within the R-5 (Mobile Home) district, a new development (plat) may be approved by the <br />City Council. Each home must be a minimum 320 sq ft in size.4 Each lot must be a <br />minimum of 45' X 110', with street frontage; 30' front yard setback; 10' setback in- <br />between homes, and one off-street parking stall.5 A new Manufactured Home Park <br />requires a minimum of two homes. Although the R-5 district is intended for "mobile" <br />homes, it is applicable to YardHomes as well. <br />Affordable Housing: <br />The Metropolitan Council assigns each community an Allocation of Need for Affordable Housing <br />to be included in the Comprehensive Plan. After The Villas of Mounds View, 4889 Old Highway <br />8, is completed (fall 2023), there will still be a need for affordable housing primarily at the <30% <br />AMI level (AMI = Area Median Income). Generally, these are household incomes of $22,000 - <br />$36,000. Minimum wage ($10.33 p/hr) income is about $21,000 for a 40 hour/week job).
