The <br />intent of this addition is to provide a 30' setback for the planned <br />Bio-Clean building addition. <br />As a Planned Unit Development (Lot 1), exceptions, variances or <br />modifications may be granted, if the Council finds that the <br />development is consistent with the intent of the City Code. <br />The minimum project size for a Residential PUD is three -acres <br />(Lot 1 = 3.8 acres).5 The minimum project area for a Mixed Use <br />PUD is four -acres. However, since neither Lot 2 (Bio-Clean) or <br />Bauer Welding is part of the PUD, there is no advantage for a <br />Mixed Use PUD over a Residential PUD (different name, similar <br />results). <br />Other review criteria required for PUD's, is also required for <br />Development Reviews, and Subdivisions (duplication). <br />Proposed PUD' <br />1-1 <br />R-48 <br />Lot 1 <br />32 units p/acre <br />- <br />17 units p/acre <br />Lot 1 (The Villas) requires approval of a PUD to increase <br />residential density.
