City of Mounds View Comprehensive Plan <br />________________________________________________________________________ <br /> <br />108 <br /> <br /> <br />The following is a summary of the citizen concerns and comments grouped by major <br />area: <br /> <br /> Housing <br /> <br />1. There is a good mix of housing stock. <br />2. The City needs townhome developments like have been developed in the New <br /> Brighton downtown area and at Mississippi and University area in Fridley. This <br /> could possibly occur at the two northerly manufactured home parks. <br /> <br /> Land Use <br /> <br />1. Houses along the south side of County Highway 10 just west of the Mounds View <br /> Business Park should be designated for industrial use. <br />2. Family restaurants are needed. <br />3. Business/shopping center development should include hardware, grocery store, <br /> coffee shop, health clinic, and office type uses. They should be located along <br /> County Highway 10 from Amoco station to Groveland and across from the <br /> proposed theater. <br />4. The Towns Edge Terrace manufactured home park could be redeveloped as <br /> industrial. <br />5. Buffer residential land use from commercial land use. Stepped land use buffers <br /> should be considered. <br />6. Physical buffers including berms, sound barriers and landscaping should be <br /> provided by developers between residential and commercial uses when <br /> redevelopment occurs. <br />7. Land usage along county roads should stay as is with the exception of a limited <br /> amount of neighborhood commercial uses with architectural standards. <br /> <br /> Transportation <br /> <br />1. Make County Highway 10 more pedestrian friendly especially with new <br /> development. Crossing County Highway 10 is a problem. <br />2. Pedestrian/bike path issues along County Highway 10 need to be addressed. Bike <br /> paths should be provided between the County Highway 10 ditch and the
