Homeowner has requested a Variance for a 2nd curb cut to allow a horseshoe driveway with a 0' front yard setback <br />(Minimum of 5' required). This Variance would need to be approved by the Planning Commission because it is new <br />construction. The existing gravel parking area will be displaced by the trail. Proposed driveway would be located in between <br />the boulder retaining wall and the two trees. Staff is recommending a parking pad, vs a horseshoe driveway. <br />7850 Spring Lake Road (photo May 25, 2023). Non -conformity: driveway is setback less than 5' from side yard property line. <br />Homeowner has requested a Variance to keep as -is. Homeowner plans to replace driveway. If entire driveway were to comply <br />with 5' setback driveway would likely shift toward house, creating a pinch point where roof soft hangs over driveway (red <br />circle).
