The property is heavily wooded. Most trees on Lot 2 <br />(existing house) will be preserved. Trees on Lots 1 and 3 will be <br />removed. Outside of the R-1 district, the City Code empathies <br />preserving High Value, and Specimen trees. Of the trees to be <br />removed, only one is identified as High Value. Most trees on Lot 2 <br />(existing home) will remain. <br />Staff recommends that as many trees as practical be preserved, <br />but the City Code does not require this. Consideration should be <br />given to require custom grading the house pads on Lots 1 and 3, <br />in order to preserve trees in the front yards. <br />OTHER There are several minor corrections needed to the plan set, dated <br />March 2023, most notably removal of duplex building pads on Lots <br />1 and 3; and changing the front yard setbacks along Long Lake <br />Road. <br />Strategic Plan Strategy/Goal: <br />Townhomes & Condos that are more financially appealing than single-family homes or <br />apartments: Identify and set aside strategic lots within the City like the Sham O Kennel lot, <br />Ardan Park Redevelopment area, and MV Square.
