Rud and Sons dated 10/17/2024, with the following conditions and findings of fact: <br /> Conditions for Approval <br /> 1) Drainage and utility easements will be recorded as described on the Preliminary Plat dated <br /> 10/17/2024 and Final Plat from E.G. Rud and Sons at the time the final plat is recorded. <br /> 2) The highway and utility easement will be vacated as illustrated on the Preliminary Plat <br /> map from E.G. Rud and Sons, dated 10/17/2024 at the time the final plat is recorded. <br /> Findings of Fact for Approval <br /> 1) Nathan Dornquast owns the property at 7149 Pleasant View Road, legally described as <br /> Lot 2, Block 1, HIDDEN HOLLOW SOUTH, Ramsey County, Minnesota. Jason Stockwell, <br /> RFC Fields LLC, owns the adjacent property at 3033 Woodale Drive, legally described as <br /> Lot 46, KNOLLWOOD PARK RAMSEY CO. MINN., Ramsey County, Minnesota. <br /> 2) The applicants are requesting a new plat to be called Hidden Hollow Nook which adjusts <br /> the lot line between the two properties described above, adding 29,071 square feet to the <br /> Dornquast lot, resulting in a lot area of 41,5436 square feet for new Lot 1, Block 1 of <br /> Hidden Hollow Nook. An area of 29,071 square feet is removed from the Stockwell lot, <br /> resulting in a lot area of 30,000 square feet for Lot 2, Block 1 of Hidden Hollow Nook. <br /> 3) Both lots meet the minimum required 75-foot lot width and minimum required lot area of <br /> 11,000 square feet in the R-1 zoning district. <br /> 4) The request meets the standards for approval of a plat in Section 158 of the City Code. <br /> As required a public hearing notice was published in the Pioneer Press on November 15, 2024, <br /> and mailed to property owners within 500'. <br /> Staff recommends approval of Resolution 10011, approving the preliminary and final plat for <br /> Hidden Hollow Nook at 7149 Pleasant View Drive <br /> The Mounds View Vision <br /> A Thriving Desirable Community <br />
