Case 40-77 Page 3 <br />STAFF RECOMMENDATION TO CITY COUNCIL <br />Since the Planning Commission has reviewed this preliminary plat, <br />staff has been contacted by the home owner to the south <br />(8205 Groveland), who plans to subdivide his property in the <br />near future. With this in mind, Sketch B is more feasible in <br />content and makes the Fairchild extension more necessary. This <br />improvement will hopefully stimulate Sketch B's maximized use <br />of the property involved. Engineer Hubbard will present the <br />improvement costs for the various options. <br />Options: <br />1. Approve 5 lot preliminary plat revision as recommended <br />by the Planning Commission, with 30' road easement <br />taken for the extension of• Fairchild Avenue south from <br />Ardan Avenue. <br />2. Approve five lets as presented by applicant• without <br />30' road ca:-ement for Fairchild Avenue. <br />3. The applicant hereby <br />requests that he be granted five buildable Ints along Ardan Avenue, <br />rather than the four he was originally granted. <br />PLANNING CONSIDERATIONS <br />1. All lots meet minimum requirements as presented in the final <br />plat of six lots. <br />2. This drainage district in the City is experiencing drainage <br />problems due to the inadequate facilities in that area. The <br />City Engineer is presently working on the solution and <br />recommends that final approval not be granted until a temporary <br />or permanent improvement of the drainage system is made. <br />
