Additional utility and drainage casements are necessary <br />generally along the south 5' of Lots 1-4 and the north 5' <br />of Lot 5 depending on the final plat. <br />11. Existing Fairchild easements should be vacated should the <br />extension of Fairchild south of. Ardan be disapproved. <br />STAFF RECOMMENDATION <br />Deny preliminary plat as proposed. Recommend the plat be revised <br />according to Sketch B with the joint platting of 8227 and 8205 <br />Groveland to create nine lots. Staff feels that Fairchild Avenue <br />should be extended south at this point in time to maximize the land <br />use of this area and to equitably apportion the cost of the <br />improvement. It will be less expensive to do it now at today's <br />costs than at the predicted cost five to ten years from now. <br />Options <br />1. Recommend approval of Preliminary Plat as submitted (without <br />the extension of Fairchild south). <br />2. Recommend Preliminary Plat with revisions of granting a 30' <br />Fairchild road easement and the creation of a sixth lot <br />(Sketch A). <br />3. Recommend Preliminary Plat to be drawn up to allow the <br />future if not immediate platting according to Sketch B. <br />Note that Options 2 & 3 necessitate the extension of Fairchild <br />south of Ardan to LaPort Drive while Option 1 does not. <br />PLANNING COMMISSION ACTION <br />MSP (Foss-Mackeben) to approve the major subdivision request for the <br />Ray Gale property at 8243 Groveland Road with the following changes <br />on the lot sizes, that lots 1,2 and 3 be 105.8' ' deep, <br />Lot 4 be 135.8' wide by 140.5' deep, on <br />the east boundry line and lot 5 be 1 deep, <br />WWWon the east lot line. The developer would be r <br />o a development agreement with the City prior to" <br />platting of the property, and the new preliminary plat would have to <br />meet with the approval of Staff before going on to the City Council. <br />
