To summarize the Planning Commission recommen- <br />dation on this topic, approval was recommended based on the fact that <br />an R-3 zone seemed an appropriate use for the property and also <br />because the Comprehensive Plan denoted the area as being Medium Density <br />Residential, even though densities recommended by the Comprehensive <br />Plan do not coincide with what is being proposed. By recommending <br />approval, the Planning Commission has concluded that the Comprehensive <br />Plan designation of Medium Density was intended to include areas zoned <br />as R-2, Single and Two Family Residential and R-3, Medium Density <br />Residential. Since there are discrepancies between the Comprehensive <br />Plan and Zoning Code, the Planning Commission is reviewing the Compre- <br />hensive Plan and Zoning Code density relationships for possible <br />inconsistancies. In the meantime, the City Council is receiving a <br />recommendation of approval for this development because the Planning <br />Commission concurs that an R-3 zoning classification would be an <br />appropriate use for the property. <br />A public hearing for the major subdivision and rezoning has been <br />scheduled for the City Council meeting on May 23, 1983. <br />/bc <br />Attachments <br />• <br />
