EXHIBIT 2A <br />DEVELOPMENT AGREEMENT NO. 83-57 <br />SIn addition to the foregoing conditions, Developer agrees to the <br />following: <br />1) Construction of an emergency access road and knock -down barrier <br />at location shown on the attached site plan, which meets the <br />approval of the Fire Chief. <br />2) The entire length of the emergency access road shall be main.- <br />twined the full width as apt)roved by the Director of Public <br />shal <br />width duringrallhiefseasonscOfroad the yearland shallabe usedlforull <br />emergency ingress and egress only. <br />3) No additional buildings other than those shown on the attached <br />site plan shall be constructed on the property. <br />4) The construction of all utilities to service said property, as <br />shown on the attached site plan. <br />5) All space not occupied by building or garages shall be drainage <br />and utility easements. <br />6) The improving of Oakwood Drive from its present improved surface <br />west to the western edge of the emergency access road. Said <br />improvement to meet the requirements of the City Engineer and <br />41 Fire Department. <br />7) No Certificate of Occupancy will be issued prior to completion <br />of utility and driveway improvements. <br />8) A 40 foot easement be provided as shown on the attached site <br />plan which provides access to the adjoining property to the east. <br />9) The Association by-laws and Declaration of Covenants shall be <br />attached to and become part of this development agreement. <br />10) The plans and specifications for the sewer and watermain shall <br />be submitted to the Minnesota Pollution Control Agency and <br />Minnesota Department of Health and approval received from these <br />agencies. <br />i <br />Date <br />Date: <br />FOR THE CITY: <br />FOR THE DEVELOPER: <br />
