42.05 <br />44} (A) Thu subdivider shall make application to the Clerk- <br />Administralor for a subdivision and pay the fees established herein. <br />A sketch plan may be submitted by the subdivider for review by the <br />City Bngincer, planning Commission and others. The purpose of <br />reviewing such sketch plan shall be to unofficially advise the sub- <br />divider of the extent to which the proposed subdivision conforms to <br />this Chapter. Such unofficial advice shall not constitute a waiver <br />of rights or any statutory or ordinance requirement. The sketch <br />plan in order to be most useful shall include the following information: <br />a. (1) location and legal description; <br />bT (2) name and address of owner, subdivider or any other <br />party of interest; <br />e-. (3) whether land is registered or abstract property; <br />dr T4_) date, north point, and scale; <br />er T-5) streets within and adjacent to parcel(s); <br />€. T67 property dimensions existing and proposed, <br />g- T-7) location of physical features and any structures. <br />42} (B) At the time of application, the owner or subdivider <br />shall indicate the proposed use of the property to be subdivided and <br />if such proposed use requires it, shall file a proper petition for <br />rezoning such property in accordance with Chapter 40. No subdivision <br />shall be approved unless and until the said property has been rezoned <br />in accordance with the proposed use thereof. When filing a subdivi- <br />sion application, the subdivider shall submit an abstract of title, <br />registered property report or supporting affidavits or documents <br />showing the parties of interest in the property to be subdivided. <br />43} (C) a- (1) Major Subdivision. Before any official action <br />shall be taken by the Municipality, the subdivider shall <br />submit fifteen (15) copies of a preliminary plat of the <br />proposed subdivision to the Clerk -Administrator; eight (8) <br />additional copies shall be submitted by the subdivider to <br />the Ramsey County Plat-¢eomissien Surveyor's Office. The <br />preliminary plat shall be in such form and contain such <br />information as required in 42.07 herein. <br />• b- (2) Minor Subdivision. The subdivider shall submit <br />to the Cierk-A ministrator ten (10) copies of a surveyor's <br />certificate prepared by a Minnesota registered land <br />surveyor. The surveyor's certificate shall be in such <br />form and contain such information as required in 42.07 herein. <br />44} (D) When filing an application for a major subdivision, the <br />subdivider shall submit an abstractor's certificate showing <br />all the properties within 350 feet of the property being <br />subdivided and the names of all owners of such properties. <br />44 (E) preliminary plats of major subdivisions shall be pro- <br />vided by to the Clerk -Administrator for the purposes of <br />review and comment to the City Engineer, City Attorney, <br />County Engineer if plat abuts a county road, and State <br />Highway District Engineer if plat abuts state highway.
